Role overview Our multi award winning Residential Team provides an unrivalled service for the sale and letting of a wide range of properties across Cambridgeshire and surrounding areas. Due to departmental growth, our prestigious lettings team are looking for an experienced Associate Lettings Negotiator to join them. Our close knit team is a made up of a number of negotiators, property managers and lettings administrators. The successful applicant will take on a senior position within the division and will support the head of lettings with the day to day running of the wider team. We’re looking for someone with extensive lettings experience from a local competitor to strengthen and grow our current lettings offering. We’re offering successful applicants a competitive salary, company car or car allowance and attractive bonus options.What you'll do:Carry out valuations and provide guidance to potential clients regarding the lettings process, including advice on the rental value of their property Ensure effective marketing and promotion of new properties to let via property portals and social media platformsRepresent the landlord in negotiations with prospective tenantsEnsure properties meet the necessary legal and health and safety requirements Qualifying prospective applicantsCarrying out occasional viewings when requiredManage application processOversee the reference and credit checks for prospective tenantsBuild relationships with new and existing clients to help develop further lettings or cross selling opportunitiesAttend various business networking eventsImplement new legislation process' within departmentLiaise with the Accounts Team regarding collection of rental payments etc.Keep up to date with the trends in the local residential property market Keep up to date with any relevant landlord / tenant / property legislation relevant to residential lettings Working closely with the Head of Lettings and assist with the day to day running of the lettings departmentTake responsibility for the team during Head of Residential Lettings absenceUndertake other ad-hoc duties as required in relation to the aboveAbout you:Previous experience as a Lettings NegotiatorExcellent knowledge and understanding of landlord and tenant legislationExcellent knowledge of the local marketProven experience of influencing and business winning Well-rounded approach with excellent people and client facing skillsAbility to work at a fast pace with a demanding work loadValid UK driving licencePrevious team management experience desirable but not essentialMember of ARLA / NAEA desirableWhat's in it for you:28 days holiday + your birthday off work + the option to buy an additional 5 daysUp to 8% pension contributionPrivate health insurance and money towards dental treatments, opticians and remedial therapiesDiscounted gym and retail schemeSalary sacrifice tech and electric car schemeEnhanced maternity, paternity, fertility & carers leave...... and much more!Flexible working requests can be made for all positions, please add details to your application.Bidwells is dedicated to fostering a truly inclusive culture of belonging, where everyone can thrive and succeed as their true and authentic selves at every level.
