Please note this vacancy is a job share working part time 17.5 hours a week (Wed PM, Thursday & Friday)

You will provide a professional, customer focussed and expert sales service to a range of Sales Agency customers and clients including Shared Ownership vendors and buyers, and internal and external clients. You will maximise opportunities for fee income generation by proactively handling new enquiries, winning new instructions, and progressing sales effectively and efficiently. You will achieve sales and deliver customer satisfaction to meet Sales Agency and Group targets, timescales and standards. You will ensure all sales transactions are completed in line with legal, contractual and regulatory requirements and best practice.

What you'll be doing

  • You will deliver a proactive and effective sales and customer service to internal and external Sales Agency customers and clients
  • You will provide excellent customer care and guidance to Sales Agency customers, maximising the opportunity for the Sales Agency to secure sales and generate fee income
  • You will conduct all marketing activity, ensuring properties are effectively promoted via all available channels
  • You will ensure all digital and print advertising for available properties is accurate and appealing
  • You will conduct viewings and undertake valuations for available properties
  • You will target-orientated and focussed on converting leads and progressing sales to completion within defined timescales
  • You will effectively manage and engage with enquiry databases for each region, working with the new homes sales team, and marketing teams to identify opportunities for promotion and cross-selling across customer databases
  • You will ensure all property enquiries and new leads are accurately recorded on the database/CRM, and responded to promptly
  • You will conduct initial qualification process for potential Shared Ownership buyers in line with Capital Funding Guide criteria
  • You will work closely with the Sales Coordinator and Sales Services Team to ensure applicants are processed quickly
  • You will closely monitor sales activity within the nomination period for every Shared Ownership sale, proactively identifying where the Agency may need to broaden or adapt the sales and marketing strategy
  • You will liaise effectively with all parties to the sale, including solicitors, prepare MOS and progress sales effectively through to completion
  • You will develop rapport and maintain key relationships with internal and external stakeholders, including but not limited to Solicitors, Valuers and Mortgage brokers.
  • You will ensure shared ownership resale activity and Disposal sales activity undertaken on behalf of the Group, and external customers and clients, adheres to all relevant legislation - including but not limited to the Consumer Protection from Unfair Trading Regulations 2008, Estate Agent Act 1979 and GDPR requirements - funding guidance, Group policy, and contractual requirements.
  • You will provide regular, accurate reporting information including sales forecasting, performance against KPI's etc, as required.
  • You will accurately complete all post-sale procedures and provide key sales information on completion via required systems to ensure a smooth transition for the new customer into Management
  • You will provide sales support on occasion to the new homes sales team as required.

What you'll need

  • A background in residential sales
  • Qualified to minimum GCSE grade C or equivalent in English and maths
  • Relevant professional memberships are desirable
  • Proven track record in residential sales
  • Demonstrated experience of working in a fast paced, customer focussed environment with a commitment to providing high levels of customer satisfaction
  • Experience of property marketing
  • Knowledge of Shared Ownership as a product, and Homes England procedures
  • Understanding of the conveyancing process
  • Knowledge of relevant legislation and best practice requirements applicable to estate agency practices
  • Ability to build and maintain strong relationships with stakeholders
  • Good negotiation skills with the ability to influence and persuade
  • Effective liaison with staff/other stakeholders to give information/find information/resolve problems
  • Use of full range of Microsoft Office
  • Attention to detail
  • Good written and verbal communication
  • Organisation and ability to time-manage work load
  • Self motivated and able to work as part of a team as well as on own initiative
  • An ability to work in uncertainty
